Saving you time
We will be responsible for seeking out and identifying all relevant premises within the constraints of your requirements. Short lists recommending the most suitable accommodation will be produced for your review. We will arrange inspections for the properties that are suitable until the most appropriate property has been identified.
Analysis of your existing commercial lease obligations
It is of utmost importance to review the terms of your lease when you are considering moving premises, whether at the end of a lease term or when you are faced with an impending option to break the lease. We have a team of Chartered Surveyors specialising in lease advisory who will examine your lease and provide appropriate advice at the time of an impending lease event. This will include cost analysis of your existing outgoings against the cost of moving to new premises.
Dilapidations and reinstatement advice
Once a decision has been made to seek new premises a tenant might be faced with significant dilapidations or reinstatement liabilities. Dilapidations are breaches of lease covenants relating to repair works the tenant should undertake during the term of the tenancy or at the expiry of their lease. Reinstatement of tenant alterations may also be required by the lease.
Our specialist lease consultants will provide clear advice on the liabilities to be expected and prepared for. Our consultants will then work with our Building Surveying team to survey the extent of the dilapidations, provide dilapidation estimates and negotiate the claim.
Our central role will be as agents, acquiring the most suitable property possible at the most favourable terms. However, this will only be part of the service. We will act as project managers, liaising when required with all relevant parties, including building surveyors, fit out contractors, solicitors, the landlord and their agents to ensure that the transaction completes in a timely and efficient manner.
